The vision for this project was to create an urban village in an area that, a few years ago, was overlooked. The developer wanted the location of the SugarTree to rejuvenate an area of central Auckland that hadn’t seen any development for many years.
Having successfully delivered the first two buildings Greenstone Group we were engaged for the third and final building. We knew the developer wanted to create a unique inner city apartment that was also cohesive with the other two stages.
We got everyone on board in the project team to ensure that there was a collaborative approach to the project.
We understood that the SugarTree development was designed for the 3 buildings (Prima, Centro, and Altro) to work together and complement each other.
Conceivably, construction cost control and material availability are the two most critical challenges that face our flourishing building industry. Materials were carefully selected to ensure that a robust solution was achieved for end users with risks managed during the construction phase.
Our team also implemented a change control system to closely monitor changes throughout the design and construction phases.
We managed multiple stakeholders in order to ensure concurrence with the respective drivers and requirements of each stakeholder in relation to design and programming issues. We developed a procurement strategy to achieve client and funder requirements in relation to cost, programme and risk profile.
The building has really created a community feel to it unlike a lot of other apartment buildings in the city. Its location to Freemans Bay Primary School has seen a lot of families move into the apartments. In the evenings and weekends, you often see young families playing with a ball or riding bikes around the common area garden areas which is unique for developments in Auckland. With the daycare due to open in the next few months we have found a lot of new tenants moving into the apartments with the expectation of being able to have their children looked after at the daycare while they are work.
All apartments have been sold and settled with just the retail remaining to be leased and then sold. We have a great relationship with the client and look forward to new developments in the future.
