The new Grafton Crossing student accommodation development will encompass 395 studio apartments with views over the Hauraki Gulf and Rangitoto Island. The building will be U-shaped north facing structure with communal lounge, study, kitchen, gym with a café on the ground floor. The main lounge will have bi-folding doors providing access to a secure central court yard which will include landscaped spaces and BBQ facilities.
The building is to be constructed utilising a unique and innovative hybridised system of base build and modular construction, and will be the first of its type constructed within New Zealand. The proposed building is 6 levels and used primarily for short term student accommodation, with a café and retail outlets situated on the ground floor.
Greenstone Group’s role as Project Manager has been particularly focused on compliance management, to ensure that compliance can be achieved with modular room components that are being designed by the client and constructed off-shore. Greenstone was involved from the projects inception with the Project Management role being central to ensuring that the compliance framework be developed successfully between the local consenting authority, Auckland Council and at Government level, the Ministry of Business Innovation and Employment.
Demolition of the sites previous building, the ‘Grafton Oaks Hotel’ is currently underway with the new building being due for completion in time for the start of the 2017 university first semester.
Greenstone Group’s project management services also includes Consent Management, Procurement Management including negotiation and appointment of the Develop and Construct Contractor and Design Management; to ensure client and end-user requirements are incorporated into the design.
