Due to a very limited supply of high quality purpose-built student accommodation in and around Auckland’s CBD this high quality student accommodation building is now under construction in the hub of Auckland’s education precinct.
Previously a five storey commercial office block, the 5 Whitaker Place building will contain 300 studio apartments over 15 levels. Communal facilities will include a lounge, study, kitchen, dining room, games room, theatre and a gym together with basement car parking. The complex will be diamond shaped with two lifts and a stairwell near the centre of the building, with the bedrooms to the perimeter. Bedrooms in the elevated levels will provide views over the CBD and towards Rangitoto Island.
The diamond shape of the building is reflective of the various view shafts and shading restrictions which have been required to be met to satisfy Auckland Council’s urban design and planning requirements. Greenstone Group has been active in managing the design process to ensure these parameters were met.
The project is programmed for completion at end of 2016 to allow students to move in at the commencement of the 2016 academic year. Greenstone’s role is particularly important due to the design and build nature of the project, as we are not only reporting to the usual stakeholders such as the bank, the banks Quantity Surveyor and Client but also performing a crucial role in managing the interface between the builder and the incoming operator, ensuring that the operators expectations are met whilst keeping the costs in line with the budget.
Greenstone Group were engaged to provide project management services to deliver the building within an extremely tight timeframe, and we are working closely with all team members, including the builder, design consultants and the operator to achieve the successful opening of the building in time for the new student intake in February 2016.
