Ideas

Argosy have a large portfolio of industrial, office and retail properties across the country. A new mandate for the business is to upgrade their current portfolio of buildings to a minimum Greenstar 4 and where possible a Greenstar level 5 which in turn brings in sustainability and will attract a higher class of tenant. Greenstone were brought on board from the very beginning with the project feasibility based on our long standing relationship with the client and our experience and capabilities with Greenstar upgrades and office fit outs. We managed the design, consenting, tender and construction phases of this project.

107 is one of 6 buildings along the road built in the 90’s. Argosy now own 101, 105 and 107 and have plans to upgrade 105 and 101 to Greenstar 5. 107 Carlton Gore needed to be fully gutted internally including new lifts, plant, toilets and external landscaping with waterproofing and paving. The internal layout of the services were designed and installed to suit the incoming tenant, Housing NZ’s layout and requirements making it a fully integrated refurbishment.

Transformation

Greenstone Group managed the design process taking the lead on deliverables and programming but the biggest risks to the project were the procurement and consenting phases which can have a massive impact on the project. We removed the risk with procurement by identifying the critical items that needed to be ordered prior to contractor engagement which improved the construction programme by mitigating potential delays.

To manage the consent stage risk we split the consenting into multiple parts. To achieve this we did a consent for the base build upgrade items like the new toilets, end of trip facilities and new entry areas with a separate consent for the new lifts. Then we put all of the office fit out works under an exemption. This reduced costs and compliance inspections which can delay the programme.

In being a Greenstar build not only were the new materials and services designed to meet the Greenstar standard but all demolition materials were recycled where possible. A great achievement for this project is 85% of all materials removed from the site were recycled.

Reality

Our construction and project management skills enabled this project to run on time and be ready for the move in dates for the handover of the building to the new tenant on time. The project came in under budget and has created a fantastic ongoing relationship with the client who we are still working with.

107 Carlton Gore road received a Greenstar 5 accreditation, meeting the highest expectations of the client.
