Greenstone Group was involved in the transformation of New Lynn into a vibrant and cosmopolitan metropolitan centre. The completion of this residential tower is another step towards the area’s long-awaited regeneration project. The project consisted of 110 units over 10 levels. Each unit is either one bedroom, one bedroom plus study, or two bedrooms. There are balconies with panoramic views of the surrounding area, across the upper harbour and beyond. This tower was built upon the existing five-level car park, which was developed by a Council-led joint venture partnership as part of the New Lynn transformation. Air rights above the building were purchased by our client in 2012.
Transformation
Resolving structural issues and the interface of services between the existing structure and the new apartment building was one of the main roles of Greenstone Group. We successfully managed issues between various stakeholders, designers, the client and the joint venture owners of the existing building.
The location of the building, proximity to key infrastructure and the absence of any site area at ground level meant that a detailed planning and management exercise had to be undertaken before construction could commence. Neighbouring properties such as the New Lynn Transport Centre, the medical centre, underground rail tunnel and the central retail district were also key features of the project.
Reality
In a project as complex as this one, Greenstone’s understanding and experience in completing multi-stage projects are at their most prominent. Applying these skills when working closely with stakeholders is a vital part of ensuring that projects similar to the Merchant Quarter are completed successfully for our clients.
The new Merchant Quarter is the heart of metropolitan New Lynn, a vibrant centre where people can work, do business, shop and be entertained.
