Metlifecare needed to expand and modernise their Edgewater Village to meet growing demand. Located in the existing village the new development would consist of four, three to four storey blocks with a mixture of independent living, serviced apartments, and specialised aged care facilities. Greenstone Group were bought on to provide a full suite of project management services commencing with design, through to construction, including Resource and Building Consents.
The brief for the new development included demolition of selected existing structures, to be replaced with new communal facilities including two dining rooms, cafe and bar, lounge, hair salon, gym, pool and spa.
Transformation
Rigorous communication and reporting procedures were required for this project due to the complex nature of the large-scale corporate client and associated stakeholders. During the build, the project was heavily impacted by Covid with a high risk of cost overrun and delay to the project with careful consideration needed for the vulnerability of the residents in the existing village. Greenstone mitigated the risks by navigating the lockdown and delays through alert levels with a flexible approach and a collaborative relationship between the client, consultants and contractor teams. Stringent management of site health and safety was required in coordination with Metlifecare protocols and requirements. Greenstone also provided value engineering and cost escalation mitigation services for Metlifecare to ensure there were no surprises, all while ensuring a high-quality result.
The project is located in a suburban neighbourhood and next to Edgewater College, coupled with the fully operational retirement village, made this a highly sensitive working environment. Complex ground water conditions were identified at the design stage of the project, affecting the construction of the basement carpark. This required specific and restrictive Resource Consent management and ongoing specialist ground water monitoring and mitigation for the surrounding water table to protect the neighbouring properties. The basement design included comprehensive use of waterproofing systems to enable it to sit within the water table.
Reality
Thanks to Greenstone Group’s rigorous communication structure throughout the project and management of the risks involved, our client expressed their confidence in leaving us to manage the project for them. The stunning new makeover and additional services to Metlifecare Edgewater was very successful. The brand-new apartments, community amenities and care home have brought a new lease on life for the village.
