This project involved the design and construction of a 263 room, 12 level, 4 star plus Accor Novotel Hotel on Auckland Airport land adjacent to the international terminal. It includes conference spaces, function rooms, meeting facilities, restaurant and bar facilities as well as providing world class accommodation for visitors. The hotel was designed to incorporate an elegant, contemporary facility which represented the Auckland Airport brand, the cultural heritage of Tainui and the service values of Accor.
Transformation
Greenstone Group were appointed as Project Manager for this joint venture between Tainui Group Holdings, Accor Hospitality and the Auckland International Airport. As a starting point, we completed a strategic contract risk analysis to evaluate the risk appetite, the key drivers and required outcome for each of the parties involved to make sure they all aligned.
Value management was a key priority for this project due to very aggressive budget constraints that resulted in Greenstone seeking subcontractor budget pricing on many subtrades to verify quantity surveyor estimates and reduce the client budget risk. This also allowed a reduction in the development contingency requirements.
Strong stakeholder management was also needed with the joint venture partners and involved the key communication and finalisation of all decisions in both design and programming with each stakeholder having different drivers and requirements for the project.
Reality
The resulting hotel is modern with open space that caters for a mix of hotel guests and local visitors. Touches of tradition blend naturally with a contemporary flair to create a space that evokes classic Kiwi fare with a twist of local aesthetics and fresh comfort.
