The vision for SKHY was to create a beautiful collection of apartments and buildings with an enduring sense of quality and character. Originally this site was the headquarters of a concrete construction giant built in the 1970s. We knew that an important component of this project was to re-purpose the existing building and achieve a high level of design. Greenstone Group came onboard during the tender phase of the project. Strategically we provided advice in relation to structure and set-up for the tender period and managed the tender through to the appointment of the contractor.


Greenstone Group identified early on that the contractor’s project team had minimal experience in the projects specific detailed procurement and design management process which they had assumed contract responsibility for. This meant the project was at risk of failing before it had really commenced. Greenstone stepped in to manage the design and procurement phase of this critical component on behalf of the contractor. Whilst well outside our contracted scope the implications, had we not acted, would have significantly impacted key goals for the project. A side effect of this process was to help forge strong trust and links between the contractor’s team and Greenstone, resulting in a best for project culture.

Once the above learnings had been identified, our attention turned to the overseas procurement of the high quality veneer kitchen, wardrobe and vanity joinery. Greenstone’s knowledge in these areas again proved incredibly useful to secure the products and retain the cost savings, all without quality or programme issues.

In the final phase of the project Greenstone worked with the design team and Auckland Council to create an opportunity to achieve a separable portion Code of Compliance, a process that required significant levels of co-operation with Auckland Council. The developer was then able to progress titling and legal documentation which enabled them to call for settlements in advance of the actual project completion. This assisted greatly in mitigating significant interest costs for the developer.


A key outcome of this project was the minimised risk for our client and design team throughout the project. We maintained a positive relationship with the contractor throughout the project. This landmark 1970s building has been transformed from tired offices into sustainable city-living apartments. SKHY apartments sold within three months of entry onto the property market. Greenstone Group then went on to Project Manage SKHY 2.
