After a very successful completion of SKHY 1 Greenstone Group were engaged as Project Managers for the construction of SKHY 2, a mixed use development comprising 47 apartments and commercial spaces. The apartment blocks carpark and podium were already completed as part of the first stage of the SHKY development and the design team were carried over to the second stage. The original vision for the SKHY 2 site was for an office development.
Transformation
Throughout the development of SKHY 1, the client decided to change the development to a mixed used residential and commercial development. Greenstone managed the design changes and resource consent variation during this stage. Kalmar Construction were engaged as the design and build contractor via a negotiated tender following the successful cooperation on another project, fabric apartments.
The development is located on the busy corner of Khyber Pass and Symonds Street and utilizes the entire site. With no space for a loading bay and laydown area a space had to be created on Kyber Pass Road. This required a traffic management plan lodged with council which was approved but required the laydown space to be set up and then dismantled daily to accommodate peek traffic hours.
Due to the densely populated area with multiple residential and office buildings in close proximity, parking, vibrations, noise and dust all required day to day management.
Reality
The development was met with great success from homeowners and made a significant contribution to revitalising a section of the city that had only seen demolition for years prior. The SKHY development, as a whole, received an award of excellence at the NZ Property Council Awards in 2020. The project was completed to a high standard with positive feedback from the developer, who Greenstone has gone on to work with across many other projects across the city.
