The Stonefields Neighbourhood Centre is at the heart of a thriving community. The mixed-use retail centre comprises 15 retail tenancies and 730sqm of office space on the upper level. Just as Stonefields’ inhabitants vary, so too do the retail centre’s tenants. The Stonefields Neighbourhood Centre is home to the welcoming Speight’s Ale House bar and restaurant, Bayleys Realty Group offices, Charlie & George Café, a hairdresser and a diverse range of local services and food and beverage operators.
Transformation
The design management for this project involved comprehensive liaison with Auckland Council to ensure both the clients and the Unitary Development Plan’s requirements were met. We also undertook and managed a value engineering process to ensure project budgets were achieved without sacrificing the quality required for the development.
Greenstone’s experience continued to add value as we prepared the construction contract, and managed a competitive tender process. Subsequently, awarding a fixed price lump sum contract. Moving forward we managed the construction, undertook contract management, acted as Engineer to the contract and also acted as the Tenancy Coordinator for the developer. We were involved in this successful collaborative project in many ways and added value throughout and with consent modifications due to tenant design changes.
Reality
Greenstone’s knowledge and experience across the board enabled us to add considerable value to this project in many ways. People management skills were shown through skillfully managing relationships with both the contractor and tenants, enabling the successful management of the overall programme and quality of the development. Financial and technical expertise were called on in careful management of both budgets and the design process, as well as the Value Engineering phase of the project.
